The Commons at Noroton Heights is a vibrant village-like development situated between an established residential neighborhood and an important station on the MetroNorth train line. The Noroton Heights Train Station, located just across the street from the site, services over 300,000 passengers annually. This commuter traffic makes the site one of the most prominent transit-oriented developments in Fairfield County.
The scale of development is particularly important at The Commons, as the site provides a transition between the existing single-family houses on West Avenue and the train station and associated commercial uses on Noroton Avenue. While the scale of the development is a sensitive aspect of the site, a critical mass is important to support the associated retail. The design team utilized the significant existing grade change and terraces to make the 3-story mixed-use buildings appear as 2-story residential buildings along the perimeter of the site. On the interior, however, the development reveals itself as a village-like commercial area. High-end and commuter¬-oriented services will supplement the project’s anchors: a Walgreens pharmacy and Equinox gym.
Situated above the retail level, 122 residential units are arranged in two buildings. These buildings flank a central parking area, which can be converted for farmers markets and community events. Residential parking is located in a below-grade garage which links the two residential buildings, while commercial parking is located in a surface lot.
